About the Property
In the rapidly growing city of Charlotte, where more than 100 transplants are moving every day, the urban core continues its ripple outward. Previously neglected or decaying industrial “no man’s land” is now emerging as prime real estate, and the new frontier for adventurous residents, businesses and urban explorers.
This positions the Sugar Creek area as the next frontier. Like Plaza Midwood, South End and NoDa, the area is ripe for revival, adaptation and discovery. Or more accurately, rediscovery. For centuries, beginning with early settlers attracted by the fertile landscape and creek, through the construction of churches and shopping centers and neighborhoods, and even fairgrounds that hosted early NASCAR races, Sugar Creek has been a draw -- a place to gather and build community.
In the 1970s, a large portion of the area was developed as a shopping center that would eventually become the popular Asian Corner Mall. As the mall building aged and tenants relocated, its owners sought to retire. Beauxwright purchased the property in 2022, to be part of a shared vision to revitalize the area by bringing food and beverage, retail, service, and other gathering places for Charlotte’s growing population.
The name Sugar Yards combines a nod to the geographic area and the concept of “yards” -- industrial spaces adapted to modern needs.
This multiphase project begins with the residential development of 186 townhomes, built in partnership with Copper Builders and Toll Brothers. The development occupies 11 acres on East Sugar Creek Road and Greensboro Street, adjacent to the new location of Le's Sandwiches & Cafe (217 East Sugar Creek) and near the Independent Picture House (4237 Raleigh Street).
We began sitework and demolition in the fall of 2024, with the goal for the townhomes to be move-in-ready in 2026.
Sugar Yards includes a phased delivery of two separate townhome neighborhoods:
· The first neighborhood will include 119 lots on which Toll Brothers is building three-story townhomes; they will feature 3 to 4 bedrooms, 3.5 to 4.5 baths and 2-car garages, as well as a rooftop terrace with Uptown views and space for indoor-outdoor living.
· The second neighborhood will include 67 lots that Copper Builders and Beauxwright are developing into build-for-rent townhomes.
The homes at Sugar Yards will benefit from excellent connectivity, affording future residents the opportunity to live within walking distance to the Blue Line Sugar Creek Light Rail stop and Cross Charlotte Trail, which connects Uptown Charlotte to UNC Charlotte.
Beauxwright and Copper Builders hope to add another retail tenant in 2025, in the 4,000 SF building currently home to Le’s Sandwiches & Café.
