Design plans have been unveiled for a new mixed-use hotel in Greenville’s West End.
The hotel, which has yet to be named, will rise four stories above the intersection of Pendleton, South Main and Vardry streets. It will be developed by two North Carolina-based real estate developers: Beauxwright and Wintergreen Hospitality.
The project will be built on approximately 1.85 acres at 515 Pendleton St. Beauxwright acquired seven different parcels of land for the project over the last several years. Wade Woodworth, development manager at Beauxwright, said the site offers a tremendous opportunity with the natural extension and growth of downtown Greenville.
Jay Patel, president of Wintergreen Hospitality, explained the hotel’s exterior design pulls from both global and local influences including Greenville’s historic textile industry. The proposed design plans will be reviewed by the city of Greenville’s Design Review Board on Sept. 26.
“I think it just comes down to really bringing something that’s aesthetically pleasing but also can add to the architectural landscape of the city,” Patel said.
The proposed 79,500-square-foot building will include:
- 92 guest rooms
- Meeting rooms
- Event space
- A rooftop terrace and bar
- 70 on-site parking spaces
Three commercial tenant spaces will also be located on the building’s first floor. Woodworth said they have not finalized on what concepts will go in those spaces.
“We’ve certainly been speaking to a number of local vendors, for example, a number of local coffee concepts,” Woodworth said. “There’s a few other kind of similar, similar type operators that we think would be super well placed in those spaces.”
Patel explained they will also be engaging with the local community as they plan out the hospitality experience offered at the hotel. This will include elements such as the price point, accessibility and types of culinary offerings. The name of the hotel is also being developed.
“We’re really being careful to pay respect to the local context what the product offering will be, and so we’re workshopping some things with our branding and creative strategy partners,” Patel said.
Pending design approval, the developers hope to break ground on the project in the first quarter of 2025. Construction is expected to take 16 to 24 months to complete.
