Beauxwright announces Sugar Yards mixed-use project
Residential development is phase one of new life for storied Asian Corner Mall property

Beauxwright is pleased to announce preliminary details for Sugar Yards, a multiphase project starting with the residential development of 186 townhomes in the Sugar Creek/NoDa area, built in partnership with Copper Builders and Toll Brothers. The development will occupy 11 acres on East Sugar Creek Road and Greensboro Street, adjacent to the newly opened location of Le’s Sandwiches & Cafe (217 East Sugar Creek) and near the Independent Picture House (4237 Raleigh Street). Beauxwright will begin sitework and demolition this fall with the goal for the townhomes to be move-in-ready in 2026.
The development will include a phased delivery of two separate townhome neighborhoods. The first neighborhood will include 119 lots on which Toll Brothers will build three-story townhomes; they will feature 3 to 4 bedrooms, 3.5 to 4.5 baths and 2-car garages, as well as a rooftop terrace with Uptown views and space for indoor-outdoor living. The second neighborhood will include 67 lots that Copper Builders and Beauxwright will develop into build-for-rent townhomes.
The townhomes at Sugar Yards will benefit from excellent connectivity, affording future residents the opportunity to live within walking distance to the Blue Line Sugar Creek Light Rail stop and Cross Charlotte Trail, which connects Uptown Charlotte to UNC Charlotte.
Beauxwright and Copper Builders hope to add another retail tenant in the 4,000 SF building currently home to Le’s Sandwiches & Café within the upcoming year.

Sugar Creek has been a fixture in Charlotte and North Carolina history for more than a century as a place to gather and build community. This rich history dates to the early settlers, attracted to the area by the fertile landscape and creek. Eventually, the area grew with the construction of churches, neighborhoods and even fairgrounds that hosted early NASCAR races at the Sugar Creek site. In the 1970s, the land was developed as a shopping center that would eventually become the popular Asian Corner Mall. As the mall building aged and tenants relocated, its owners sought to retire. Beauxwright purchased the property in 2022, to be part of a shared vision to revitalize the area by bringing food and beverage, retail, service, and other gathering places for Charlotte’s growing population.
