Over 1,200 single-family homes and townhomes are coming to several areas of Charlotte
By Desiree Mathurin
Developers were fairly busy the last half of February, purchasing land and starting construction on single-family homes and townhomes.
Among three developments spread across 325 acres in Charlotte, about 1,266 homes will be coming to the area by 2026-2027.
Here’s a round up of the budding developments. Are you seeing a ton of development in your neighborhood? Curious about a fenced off plot of dirt near you? Send me an email at dmathurin@charlotteobserver.com and maybe we can take a tour of your area.
Duplexes and triplexes for West Charlotte
Beauxwright is continuing its infill townhome construction with a new development in West Charlotte between Wilkinson and West Boulevard, near the Westover Hills neighborhood.
Astoria Townhomes will put about 118 duplex and triplex for-sale townhomes on about 11.73 acres, according to a press release. It’s unclear how much the 16-foot wide homes will cost once completed.
Besides the townhomes, about four acres of tree space and “existing ecology” will be preserved on the site. The site will also be within walking distance of the planned Silver LYNX light rail line.
Beauxwright will be developing the homes with builder NVR/Ryan Homes. The pair have partnered on Beauxwright’s Wendover Green and Northerly Townhomes development.
The site was acquired last year and development is underway, the release said. The first homes are set to be completed in early 2027.
Beauxwright is working on several other townhome projects across Charlotte.
Sugar Yards will be a mixed-use and multiphase project near the now-shuttered Asian Corner Mall in the Sugar Creek, NoDa and Eastway area. Over 180 for-sale and for-rent townhomes will be built on 11 acres in the southern portion of the former Asian grocery complex.
Lakefront views
The final piece of The Palisades development in southwest Charlotte is coming together.
Home builder Taylor Morrison recently completed its purchase of The Coves at Lake Wylie, 162 acres of the last undeveloped land in the area, according to Cushman & Wakefield.
The real estate firm brokered the $58 million deal between Taylor Morrison and Drapac Capital Partners. The land was sold fully permitted, allowing development to begin immediately.
The plan is to build 365 detached homes and 134 townhomes. The homes will be approximately priced between $400,000 to $700,000, according to Cushman & Wakefield.
While these properties are for sale, Taylor Morrison, like Beauxwright, has been expanding its build-to-rent portfolio in the Charlotte region. The trend offers single-family homes to renters, an option that can be more affordable than homeownership.
Last year, the builder opened Yardly Monroe, a 151-unit, cottage-style rental development in Monroe, the Charlotte Business Journal reported. Taylor Morrison’s website lists several new Yardly developments coming to Charlotte.
Northeast Charlotte’s expansion
More than 600 homes are coming to northeast Charlotte between the Eastway and Autumnwood neighborhoods.
Castlebridge Residential Development broke ground this month on 152 acres in the area, CBJ reported. The Atlanta-based developer purchased the property for $20.5 million.
The development will bring 319 single-family homes, along with 330 townhouses and condos. The developer is partnering with builder Ryan Homes, which will construct an array of houses at different price points. The townhomes will start at about the mid- $300,000s. One option for the single family homes will start in the high $300,000s and another will start in the low $400,000s.
The first phase of the project is set to be completed in spring 2026.
